Moving can be stressful! We try to make it as easy as possible!
If you are looking at moving out, but one or more Residents will be staying, make sure that is as clear as possible! You will need to work out much of the details of your move out with remaining Residents, but it is important to make sure that you are removed from the property record as soon as you move out!
We have one or more residents wanting to move out soon. While not all residents are being removed from the lease, we will need a letter/email for each resident that wish(es) to vacate the property. Please include the date you intend to turn in your keys to the office of Palm Property Management and your forwarding address(es) of each resident leaving (and their attached cosigner). Please be sure to put your notice in on your online tenant portal (under Contact Us) with the date you intend to turn in your keys (either to our office or to the remaining Residents).
If you already have or are looking for someone taking over a person's place on the lease, the new individual will need to apply online and be approved. Subleasing is not allowed and is a breach of the lease. Please note that all tenants over the age of 18 should be approved through the application process and listed on the lease. (We know that when a roommate leaves, it can be really stressful, particularly if it is unexpected! We need updates from you and we need the new roommate to complete their application as soon as possible to make sure that everyone is protected by the lease.)

The security deposit will remain with the property, so all residents will need to discuss and handle pay out of security deposit separately from Palm Property Management. The security deposit, after ALL resident(s) vacate and if any is due, will be returned to the remaining resident(s) on the lease. Please note all damages will be assessed at the final move out of all tenants. The new tenant assumes all responsibility and will accept the unit in “As Is” condition when they move in.
The remaining resident(s) must ensure all utilities are in their name, and provide proof to our email. These utilities must be transferred over by the outgoing tenant's move out date. Please provide a copy of the utility change receipts to the office at info@palmpropertymgt.com. If the utilities have always been in your name, then no further steps are needed.
