MOVE IN

So you’ve been approved! Congratulations! We know that moving can be exciting and also stressful! Palm Property Management wants to make your move-in process as quick and easy! Download or view our checklist below.

RENT RESERVATION FEE

You reserve your home by paying the Rent Reservation Fee! Once you move-in, the Rent Reservation fee will be referred to as your deposit.


This fee covers the deposit and does NOT include the prorated or first month's rent, nor does it cover any fees, or potential utility deposits you will/may have to pay and set up prior to move-in. 

 

HOLDING YOUR NEW HOME

From the DATE that you RESERVE the property, we can hold the property no more than 10 days off the market. We rent on a first come, first approved, first reserved (Rent Reservation Fee-Paid) basis. In short, the first approved applicant to pay the Rent Reservation Fee reserves the home.


If we have received a reservation for the property you applied for, we are more than happy to assist you in transferring your application to one of our other available properties without having to reapply. 


MOVE IN PROCESS: Getting Started

  • Submit Remaining Documents

    If there is anything else that our screening team has asked as part of the approval process, make sure that you get that to them! 

  • Reservation Fee Form

    Read and Sign the Rent Reservation Fee Form

  • Pay Rent Reservation Fee

    Pay your Rent Reservation Fee so that we can take that home off the market! 


    (Again, this Fee will become your deposit at move-in!) 

  • Review New Tenant Info

    Read the Move-In Packet

  • Residential Agreement for Utilities

    Sign the Residential Agreement for Utilities 


  • Utilities Checklist

    Sign the Utilities Checklist Agreement 


  • Move In Charges

    Sign the New Tenant Move In Charges.


    This form tells you exactly what you will need to pay before we can hand over the keys. 

  • Pet Agreement

    Sign the Pet Agreement and Charges

COMPLETING YOUR MOVE-IN: Getting your Keys

  • Electric Services

    Establish your Electric Services 

  • Water Services

    Establish your water services through the City of Savannah Utility office or Water Utility Management


  • Gas Services

    If your home requires gas services, you will need to establish gas services


  • Trash Services

    If your home requires private trash services, you will need to secure these services


  • Sign Your Lease

    Prior to Move-in, you and any roommates or cosigners will be sent the lease for review. 


    Make sure that all the details in this lease are correct! We are happy to make adjustments and answer questions, so long as we know BEFORE the lease is signed. 

  • Finalize with Payment

    Once all other tasks are complete, your first month's rent (along with any applicable prorated rent due) and your Resident Leasing Admin Fee will be available for payment through the Online Tenant Portal. Once this is paid, we will be able to release a lockbox code to you so you can access your new home! 

If you are not able to have all of your services established prior to move-in, please let us know before your lease is drafted, so we can add a clause to your lease that will give you additional time to send us your confirmations.

FINAL DETAILS

  • Covenant Security Alarm Form

    If applicable, please review the Covenant Security Alarm form

    If you have a Covenant Security Alarm System in your new home, we will set you up with your own passcode. Make sure that the code we sent you is correct, as this is how you will disarm your alarm system. This will also be the alarm pin in case the alarm is ever accidentally set off! 


Sign the lease

Pay any prorated rents and/or pet fees

Grab your keys from the lockbox and start your move-in

Let us know that you have your keys so that we can come get your lockbox

Review your Property Inspect inspection report within 7 days of moving in

Download our app so that you can submit work orders and make payments online
