Manager have certified HVAC company perform a HVAC Comprehensive service and inspection ANNUALLY 

Pricing as follows:

Multi-Family properties (4+ at a time) $100.00 each 

Properties with 3 or fewer units, including Single Family Homes $125.00 each 

Included in Annual Inspection/Service: 

• Clean and flush drain lines
• Clean outdoor unit
• Clean and flush drain lines
• Clean evaporator coil if accessible
• Replace Filter
• Check refrigerant levels 
• Check function of complete system
• Check capacitors
• Check electrical components 
• Check thermostat for proper function 
• Visual inspection of duct system
• Gas furnace – clean burners, pilots and inspect heat exchangers
• **Does not include pulling and cleaning blowers
• **Does not include cleaning evaporator coils that are excessively dirty that will require more time, material, & labor. 



If additional issues are identified during this inspection/service, the Owner will be notified of the recommendations/repairs with associated estimates for the Owner to determine how to proceed. *Scheduling simplification or conflicts may result in fee fluctuation
