When determining if Breaking Lease is  going to work for you, we would definitely recommend looking at your lease You can view your lease on your tenant portal.  You will want to take a look at Section 2.5 under “Policies and Procedures” for details:


2.5 EARLY TERMINATION BY TENANT / LANDLORD

Provided Resident is not in default hereunder at the time of giving notice, has strictly complied with all of the provisions of this Agreement, is current with all fees due Management, Resident may terminate this Lease before the expiration date by: (1) giving Management at least

sixty (60) days written notice sent by email, or registered mail, return receipt requested; plus, (2) paying an amount equal to 2 months rent for early termination; plus, (3) return the Premises in clean and ready to rent condition; plus, (4) The foregoing shall not relieve Resident of his/her responsibilities and obligations regarding any damages to Premises. No prorating will be given for percentage of lease term completed by Resident. (b) If Resident vacates the Premises before the Anniversary Date, and fails to follow the Early Termination clause precisely as stated above, this shall be called an abandonment, Resident will be in default of their Lease and damages will include all expenses incurred by the owner, and/or Management, to get the Premise reoccupied, (or to the next Anniversary Date of the lease) including, but not limited to, lost rent to day of reoccupation, utilities and lawn care during vacancy, to re-rent the Premises, plus property/physical damages from the move-out inspection. Management will aggressively attempt to re-rent the Premises so as to limit damages and Resident will be responsible for the exact costs incurred as a result of Residents abandoning the Premises.

  • What's the Penalty for Early Terminating?

     If you choose to break your lease, our current 12 month lease states you need to give 2 full months (60 days) notice, pay those 2 months of rent and pay an additional early termination fee (amount is equal to 2 months of rent). This amount is 4 total months of rent paid in 2 months time.

  • Can You Make an Exception for Me?

    Unfortunately, we are not able to make exceptions to this policy, due to Fair Housing standard practices. We cannot allow an exception, as it would then have to be extended to everyone, no longer making it an exception. If you have someone who might be willing to take over your lease term, we might be able to assist you with a Tenant Transition if you qualify.

  • What if I am Giving Notice after the First?

    You will also find in your lease that rent is not prorated within a month and as such any notice to vacate will terminate on the last day of a month. 

    If you give notice in the 10th, that notice will be effectivve the 1st of the month. We do not prorate rent when moving out.

  • What's the Next Step?

    From here, determine how you would like to move forward based on the lease that you signed. I would also definitely recommend putting in your notice, in writing, through the portal as soon as you are able to.

  • What if that Does Not Work for me?

    You signed a Lease Agreement, most of which are 12 months in length. If  paying the penalites does not work for you, there are two options: 

    1. Remain through the full term of the lease agreement. 

    2. If honoring that Agreement is not something you can do, then you may qualify for a Tenant Transition. Let us know if you are interested, and if you qualify, we will get you details on this option!
