Disqualifying Factors
Collections or Past Due Balances- Previous Landlord or Property Manager
All balances due to any Previous Landlord, Property Manager, or Apartment Community must be paid in full. Any unpaid balance is immediately disqualifying. Proof of resolution must be submitted tomove forward with an application.
*There is no time limit or minimum balance for disqualification. Any unpaid balance, no matter how old, is disqualifying.
Foreclosures in Past Five Years
Any Forclosure on your credit in the past five years will be considered disqualifying.
Repossessions in Past Five years
Any Repossessions on your credit in the past five years will be considered disqualifying.
Past Due or in Collections Child Support Payments
We cannot work with any applicant who is showing past due court balances to Child Support Payments.
Eviction or Dispossessory Filings in Past 12 months.
Even if the balance has been paid, any financial Dispossessory or Eviction filing in the previous 12 months is disqualifying.
Insufficient Fund Payments Reported by Previous Landlord or Property Manager
Three or more Insufficient Funds (NSF's) reported by your previous or current Landlord or Property Manager is disqualifying.
Negative Report from Previous Landlord
Issues that constitute a negative report include past due balances, damages to property (paid or unpaid), breach of lease, etc.
Bankruptcy
Bankrupcty Filings can result in an automatic denial in any of the following cases:
- Any current or Open Bankruptcy
- Any Bankruptcy that was filed and dismissed less than five years ago.
-any Bankruptcy that was Paid and Discharged less than five years ago.
Criminal Charges: Registered Sex Offender
We cannot approve any Registered Sex Offender.
Criminal Charges: More than 2 Felonies in 5 Years
If you have been charged with more than 2 Felonies in five years, we cannot approve you.
Criminal Charges: Violent/Abuse/Hate Crimes
Violent Charges can be disqualifying, while Domestic/Family Violence and Hate Crimes are automatically disqualifying.
Criminal Charges: Part One Crimes
Part One Crimes can be automatically disqualifying. If you have any of these on your records, we strong encourage you to disclose this before you apply and/or on your application.
Criminal Charges: Three or More Drug Possessions
Three or more drug possession charges in the past five years is disqualifying.
Lying on your Application
Lying on your Application can be disqualifying. We strongly recommend you take care when answering applicaiton questions so we can be prepared to advocate for you in the event that there are any issues. .
Factors that Require Cosigners
Financial cosigners are someone over the age of 21 years old that is a relative or current employer who will apply with you if your application does not meet minimum standards.
Insufficient Income
If the income of applicants does not total 2.5x's the rent, you will be asked to get a Cosigner.
Insufficient Credit Score
if your credit score is too low, or if you do not have any credit history, you will be required to add a cosigner for approval.

Collections Balance Due to Previous Landlord Paid Off
If inthe past five years, you have had a balance due to a previous landlord or property manager, and it was paid off in collections, you will be required to have a cosigner.
Bankruptcy- Paid in Full and Discharged over Five Years
Once a Bankruptcy has been discharged and paid off for more than five years, we can work with you- but you will need a cosigner.
Once your discharged (paid and closed) Bankruptcy is ten years old, we will be able to work with you without a cosigner being required.
No Rental History
ButtonIf you have never rented before, you will need a cosigner.
Criminal Charges: 2 or Fewer Drug Possession Charges in past 12 months
If you have been charged with Drug Possession once or twice in the past 12 months, we can work with you, but only with a cosigner.
Notes for All Applicants
All Residents over the age of 18 who will be living in the home must submit an application, be approved, and sign a lease agreement before moving in. If you are moving in with someone or if someone is moving in with you, you are responsible for ensuring that they are listed on the lease agreement. Failure to complete this task is lying on your application, and is a breach of the lease agreement.
