Paying your Rent Reservation Fee

You reserve the property by placing a Rent Reservation Fee, which will become your security deposit after signing the lease and you move into the property.


The Rent Reservation Fee/security deposit does NOT include the prorated or first month's rent, nor does it cover any fees, or potential utility deposits you will/may have to pay and set up prior to move-in.


The first approved applicant to pay the Rent Reservation Fee reserves the home, so ensure you reply quickly!

Rent Reservation Fees/security deposits are set based upon the information you submit with your application.


If you are interested in pursuing a reduction, review yur emails to determine if you are missing information requested for your application. If you can submit that, it can help lower the assessment.


If you have turned everything in, ask about getting a cosigner for your application!

Approval with a Pet

Please note that the Rent Reservation Fee does not include your non-refundable pet deposit.


The 1st & 2nd animal is full price and the 3rd animal is $125

  • Large Dog – 20lbs or over = $300 (NO large dogs at "Twin Oaks" allowed)
  • Small Dog – under 20 lbs = $250
  • Cat = $150
  • Other Animal = TBD
  • No more than 3 animals can be approved. Owners reserve the right to ask any Resident to submit proof of rental insurance with pet damage coverage.

Tenant Transition

Tenant Transitions are options for Residents in good standing to find new occupants to take over their existing lease. If you are participating, then there is already a deposit on file. And exchanges will b e worked out between new residents and the residents who are moving out.


Incoming residents accept the property in as is condition, but only commit to the time remaining on the lease. If new Residents remain in good standing, they can be offered renewal at the end of that lease term.

Approval of new Roommate or Resident?

When you are moving into a home into a new roommate, significant other, or family member, if they are already moved into the home, there are a few things to consider.


The Rent Reservation Fee/security deposit has already been paid. The home you are moving in to has a completed inspection, and the home is is as is condition, as your roommate was already living in the home.


The inspection is available on your online tenant portal, should you need to access it and review prior to your move-out date.

End of the month Move-In?

Please be advised that for anyone looking to move-in after the 25th of the month, we will set you up to pay the prorated rent for the month of move-in as well as rent for the next month.
