Everyone over the age of 18 who is living in a Palm Property home should apply, be approved, and be listed on the lease agreement. To get started, all you need to do is apply!

How we work

Once we receive the application for a new Resident, we will start processing! We may ask both the current Resident and the incoming Resident for information, so keep an eye on your email!

  • How do I add my friend to my lease?

    Adding someone is easy! Start by having them apply using our Roommate Application Link! Once approved, we can guide you along the next steps!

  • What if I am moving in my SO?

    Start by having them apply online! (It's a good idea to establish a Primary Resident, generally the first person to move in.) 


    Please be advised that should anything happen (but it won't because obviously you are prefect and they are so, so lucky), both parties will be responsible for rent for the duration of the lease. Should the need ever arise, there are a few things we can do to help a un-fun situation get resolved as well as possible. 


    Leases are legal agreements, and all parties should be prepared to honor the agreement for the duration or deal with the penalties. 

  • What if I want to move out when this person moves in?

    In most cases, this is actually a Tenant Transition. Its a similiar process, but there are more details (like your security deposit) to consider! Let us know and we can get you that information?  

  • If I move in with my friend, am I responsible for rent?

    If you are joining a lease, then yes. You are both responsible for rent, and there is no credit for half payments. We definitely recommend asking about payment history before moving in with someone! 

  • Will this affect my credit?

    If you are a current Resident, adding someone will not affect your credit. For incoming Residents, we perform a soft credit pull, which will not negatively affect your credit. The application process will not affect your credit. 


    However, late payments and non-payments of rent will get reported to the credit bureau. Pay your rent on time, and it will positively affect your credit. 


    Rent cannot be half paid and all parties on the lease are responsible for paying their rent. Please make sure that anyone you enter into an agreement with will do right by you. 

  • If I move in with my friend, can I still paint or get a dog?

    All Residents who join a lease have rights! Review the lease when you sign, as you are agreeing to the same terms. 


    If the property is pet-friendly, and you pick a dog that suits the property, then heck yes!


    If the Owner approves your paint job, get those overalls ready! 


    Everyone on a lease has the same responsibilities and the same privledges. 

  • I want to let a friend or family member stay long term, but they cannot qualify. What do I do?

    We know this is tricky, and we love that our Residents want to help! 


    Basically, we have to treat all of our Residents fairly, so the same. So, if you want to help someone who cannot pass our criminal background check, we cannot approve them and they cannot stay with you. 


    If its financial issues that are the issue, we can often work with people. If you qualify on your own, you can act as the financially responsible party and we can add your roommate as an Additional Occupant, and you can work out your own payment arrangements. If you have a cosigner, then that cosigner would have to be willing to be financially responsible for anyone else we add to the lease. 


    Best way to find out is to have them start the application!

  • My friend is moving from our of town, so they don't have any income right now! What do I do?

    We do our very best to work with people. If your roommate cannot qualify on their own yet, we've got some options. 


    If you qualify on your own, you can act as the financially responsible party and we can add your roommate as an Additional Occupant, and you can work out your own payment arrangements. If you have a cosigner, then that cosigner would have to be willing to be financially responsible for anyone else we add to the lease.

  • They're just staying a little while! Is this really necessary?

    The State of Georgia has a very short period of time before an unapproved occupant can become a tenant-at-will. 


    As the leaseholder, any unapproved resident could become YOUR tenant-at-will. The best way to prevent taking on this additional responaibility is to ensure that they are an approved Resident with Palm Property Mgt. 


    As a general rule, have any guest submit an application if :  

    • They are staying with you for longer than 2 weeks.
    • They have NO plan for their next step.
    • They have NO date when they will leave. 
    • They have already stayed past their original leave date. 
    • They are in your home more than five nights a week. 
    • They are receiving mail in your home.
