Moving can be stressful! We try to make it as easy as possible!
Wellness Checks are part of the move-out process and are designed to get you information in preparation for your move-out! The Wellness Check will involve a brief video tour of the entire property, covering all areas of both the interior and exterior. This can be done in your absence as you are not required to be present.
Once our team completes the inspection, our Operations and Leasing Team reviews the inspection and sends you information on our recommendations, letting you know of any issues we see, focusing in limiting preventable charges at move-out!
Minor scuffing may or may not be covered under normal wear and tear, depending on a number of variables. These variables include how much, size/shape/location of scuffing, length of time since move-in, and ease of removal. To avoid any preventable charges, we recommend painting any scuffing that you may leave behind. If you have any questions about your paint colors, please let us know.
Please make sure that you remove any and all stickers and command strips on the walls, both interior and exterior. These products often market themselves as “scuff-free” and claim that they will not remove paint. These claims are often false, and paint damage will result in charges.
Make sure that you remove the wall mounted tv and repair all damage to the walls. Wall mounted tv’s are explicitly not allowed in the Palm Lease, so if you have hung any wall mounted tv’s, all evidence of that installation needs to be covered up and the wall returned to its original state.
We know your cat/dog is gorgeous! Unfortunately, if this majestic feline/canine is not an approved animal, unapproved pet fees can be applied. Please check your lease for details on unapproved animals. It's best to ensure that you are getting pets approved in advance to prevent issues.
If you have an animal (approved or otherwise), you will need to have the apartment flea-treated prior to move-out as a preventative measure.
You may have a very talented young artist at home! Unfortunately, not everyone is prepared to appreciate young talent. If there is still artwork on the walls when keys are turned over, there will be charges to clean and/or paint for our next resident.
Make sure that you have the carpet cleaned in addition to cleaning the house. We noticed that there may be some stains, and we definitely recommend working with a professional to make sure that is addressed!
Upon move out, if there is trash left inside or outside of the home, on the curb, in the yard, or sidewalk for pick-up, this is considered illegal dumping. A minimum of charges of $300.00 can result from leaving trash or items on and around the property.
We may notice that there was at least one blind that was broken in the home- or we could not see all the blinds in the video. We definitely recommend replacing this yourself prior to your move-out.
Please note that your air filter should be changed every 30 days. Please make sure that you change this filter (and wipe down the exterior filter grill where necessary)!
We recommend taking your washer and dryer with you! If you are not, please let us know so that we can make arrangements with the Property Owner. If the Property Owner does not wish to keep the Washer & Dryer, there can be fees associated with its removal. We’d prefer to be able to ask prior to your move-out and save you the fees!
We understand that sometimes Residents want to change locks, but Palm Property Mgt has a locking system that allows us to safely and easily update your keys, and can do that for you. If you elected to change your own locks, make sure that (1) submit a copy of your new key to our office and (2) return the original functional lock to the door at move-out. Please check your lease for details on locks and rights of access to the property.
Please make sure that you treat any potential smells. Setting up equipment to aerate an apartment can add up as a preventable charge. We recommend taking any steps you can to alleviate any smells in the home.
If we noticed some signs of moisture that have not previously been reported to us, you will want to address the issue immediately. We recommend reviewing the disclosure section of your lease. We also recommend wiping any signs of mildew and treating with an antimicrobial spray, as well as running exhaust fans, hood vents, and dehumidifiers as needed. For bathrooms in specific, we recommend that after use, the door is left open so steam can escape. If you notice any signs of moisture damage, please submit a work order with pictures immediately.
There are a handful of other items that we also recommend checking prior to your move out. Preventable charges can be limited by:
Replacing light bulbs
Cleaning or replacing stove pans
Changing the air filter every 30 days (as outlined by the lease)
Checking smoke detector batteries
Replacing any broken blinds
Preventative clog treatments (Removal of Hair in sink drains or using Drain-o can help clear a clog that you may have learned to live with but would otherwise result in charges)
